Pretty good, however the missing element is progressive trash that created this system intervened...by bailing out, subsidizing and providing so-called stimulus to such enterprises, bankers (extorted by politicians from Day 1 starting with CRA) no longer suffer risk aversion and make loans to stupid people doing stupid things that in no way can be sustainable or recoverable.  So until the progressive trash is tossed to the curb and bankers made to assume 100% of their liability, the stupid fricken drunks of the world and their enablers will continue to rob the rest of us blind!!!

The little known part of this story is Ted Kennedy & Barney Frank writing the law forcing Hilga to sell to jobless drunks.
